Financing a Manufactured Home Addition: When Traditional Banks Say No

For homeowners with older manufactured homes, finding financing for an addition or remodel can be surprisingly difficult. But being turned down by traditional lenders doesn't necessarily mean the project is impossible.

For one local Moab family, the need for additional living space had become increasingly urgent.

With six family members, including a new baby, sharing a two-bedroom manufactured home, space was tight. The family dreamed of adding bedrooms so their children could each have a space of their own.

Rather than searching for a larger home in Moab's challenging housing market, they decided to explore expanding the home they already owned.

When Financing Becomes the Biggest Obstacle

The family owned both their manufactured home and the property beneath it. They had a plan to expand, but securing financing proved far more difficult than anticipated.

After approaching multiple local banks, they repeatedly received the same answer: no.

Their manufactured home presented two challenges for traditional lenders. It was an older home, and it had previously been moved from its original location.

These circumstances made obtaining conventional financing especially difficult.

For a family simply trying to create enough space for their children, the repeated denials were discouraging.

Discovering an Alternative: Non-QM Financing

Eventually, the family discovered another possibility through First National Bank: a Non-Qualified Mortgage, commonly called a Non-QM loan.

Non-QM loans are mortgage products that don't meet certain conventional qualified-mortgage requirements. Depending on the lender and loan program, they may offer alternatives for borrowers or properties that don't fit traditional lending criteria.

After exploring this option, the family received loan approval, with funding expected shortly.

While Non-QM financing isn't necessarily available or appropriate for every homeowner, their experience demonstrates why exploring alternative lending options can be worthwhile.

Creating Room for a Growing Family

At CM Design + Build, we're designing an addition that will provide much-needed bedrooms for the family's children.

The goal is simple: create a comfortable, functional home that better accommodates their growing family while allowing them to remain on the property they already own.

For this family, the project represents more than additional square footage. It means privacy, breathing room, and a home that can better serve their needs for years to come.

Considering an Addition to Your Manufactured Home?

If you own an older manufactured home and are considering an addition or remodel, financing may be one of the first obstacles you encounter.

Every property, lender, and project is different. Manufactured home additions may also involve structural considerations, building code requirements, and local permitting regulations.

Before giving up on your project, it may be worth speaking with lenders familiar with alternative financing programs and consulting a residential designer or qualified building professional to understand what's possible.

At CM Design + Build, we work with Moab-area homeowners to explore practical design solutions for their existing homes.

Sometimes the right solution isn't finding a new house. It's making the home you already have work better for your family.
